Reservation Policies

Reservation Payment & Cancelation Policy

A 50% deposit of the reservation total is due at the time of booking. The remaining balance is due 60 days prior to arrival. This includes all taxes, security deposits and cleaning fees. If booking a reservation within 60 days or your arrival, the full balance is due at the time of booking. We accept checks, money order, e-checks, and credit cards. A signed rental agreement will be e-mailed to you after first payment made, and you will be required to sign this agreement and return to us. Minimum night stays are required depending on season. A completed rental agreement outlining the full reservation policy is required before any keys will be issued. We do not refund for cancellations made 60 days or less prior to arrival. Cancellations made 61 days days or more prior to arrival are refundable less a 5% cancellation fee. Holiday dates are subject to a 90 day cancellation policy, we do not refund for cancellations made 90 days or less prior to arrival for reservations during the dates of:  December 20 – Jan 4,  We highly recommend purchasing trip insurance to cover cancellations due to weather or travel related delays, job loss, illness, etc. To purchase trip insurance and for full coverage details please CLICK HERE

Damage Deposit

A damage deposit or damage waiver is required for all reservations. The amount of the damage deposit varies depending on the property reserved. The deposit is required to protect the home you are renting from damages or excessive cleaning charges. The damage deposit will be refunded via method of payment within 30 days after your departure, as long as there is no damage or excessive cleaning charges. You can purchase the damage waiver in lieu of the refundable damage deposit for $49. The damage waiver covers up to $1,500 of accidental damage caused by your group.

Rental Guarantee

The specific home and dates you reserve is guaranteed for you at the time of first payment. Until confirmed, rates and availability may change at any time. Due to the nature of the vacation rental business, Summit Mountain Properties will not provide refunds due to appliance or amenity malfunction. We do our best to ensure you have an outstanding vacation experience but sometimes things happen beyond our control.  If, for example, the hot tub or any household appliance is not working during your stay we are not liable and will not provide refunds.

Pets and Smoking

All of our homes are non-smoking. Pets may only be allowed in approved properties with prior permission from Summit Mountain Properties and an additional security deposit and or pet fee.

Check In/Out Times

Check in time is 4:00pm. Check out time is 10:00am. Early check in and late check out is only available with prior approval from Summit Mountain Properties.

Housekeeping Services

Upon arrival each vacation home will be professionally cleaned and furnished with fresh linens, towels, and a starter set of supplies including toilet paper, paper towels, trash bags, dish soap. If additional supplies are needed they may be purchased at local grocery stores. Daily maid service is not included but can be arranged for an additional fee.

Occupancy

Renters must adhere to occupancy restrictions as outlined in the rental agreement. Parking, cars and occupants are limited depending on the property. There is a minimum age requirement of 25.

A completed rental agreement outlining the full reservation policy is required before any keys will be issued. In order for occupancy, all renters and guests must agree to the above terms.
